Having no knowledge of how to sell a house, I decided to contact three different Realtors (this was for an estate sale of which I was the Executor). The first agent was reluctant to discuss the selling of the house, until she had the listing. The second agent wanted to empty the house, paint the entire interior grey and then hire a stager. Further, she wanted to list the house at an astronomical price. Lastly, I met with Matthew. This agent discussed the sale price of homes in the neighbourhood. Next, he discussed listing the sale price below the market value in order to attract a larger number of potential buyers. Matthew then explained how to show and market the house: virtual tours and interactive walkthroughs, signage, online and social media advertising, open houses, and based on the age and condition of the house, to market it with a focus on it being an investment/renovator opportunity. We listed for one week at 799k, holding off on offers. His strategy worked beautifully!

We had seventy-three potential buyers visit the property, and twenty-four offers come offer date. The house wound up selling that night, firm, for more than 400k over our list price. I was floored.
